Investment land: telling an opportunity from a good story
Land is one of the easiest investments to explain and one of the hardest to verify. The difference between a good and a bad deal is almost always in the planning status.
Planning status: is the land agricultural, in a rezoning process, or already approved for building. Each stage changes both value and risk.
Time horizon: rezoning can take many years. An investor who doesn't understand that enters under pressure and exits at a loss.
Risk: land without a clear planning horizon may simply stay as it is. That's legitimate — as long as you know it up front.
The right question to ask any agent or advisor: what exactly is approved today, in writing, and what is not.
