7 checks to make before buying a second-hand apartment

In a second-hand purchase most of the information sits with the other side. That makes due diligence your main tool, not a formality.

1. Updated land registry extract: who owns it, which cautionary notes exist, whether there are liens.

2. Planning status: were all additions built with permits, and are there violations that would block a mortgage.

3. Physical condition: damp, sealing, plumbing, electricity. A professional inspection saves tens of thousands.

4. The building: bylaws, committee, outstanding debts, and any urban renewal plans in the area.

5. Comparable transactions: what actually sold in the building and area this year — not what listings ask.

6. Financing: pre-approval before negotiating, so you know your real range.

7. Timelines: when the apartment is vacated, and what happens on delay. That belongs in the contract, not a handshake.
